What you handle (easy)

Lift the front panel, slide out the mesh filters, rinse with lukewarm water, dry, reinstall. In homes with pets or during smoke season, do it more often. Wipe the unit's louvers with a dry cloth. Outside, keep vegetation trimmed back and rinse debris off the coil fins gently with a hose — never a pressure washer.

What the pros handle (annual)

A proper tune-up deep-cleans the indoor coil and blower wheel (where the musty smell lives), flushes the condensate drain before it clogs and drips down your wall, verifies refrigerant charge and electrical connections, and tests modes and safeties. Heat pumps that work year-round earn their annual service.

Northwest-specific habits

Autumn: clear fir needles from the outdoor unit's top and coil before the rains mat them down. Winter: after a rare snow, brush the outdoor unit clear and never chip ice off the coil — the unit's defrost cycle handles frost, and steam rising from it periodically is normal, not a malfunction. Smoke season: clean filters after any multi-day smoke event.

Self-cleaning features help, don't replace
